Lease-to-Keys is not a loan and it is not a mortgage pre-approval. It is a lease with a defined path toward purchase — the mechanics below are set out in your written lease agreement.

Check your purchase power
Tell us how you're paid and what you pay in rent today. We do the arithmetic and come back with real figures — monthly payment, reserved amount, lease term — in writing. There is no credit pull at this stage and no obligation.

Sign the lease and move in
You choose a home in Florida or a nearby area you're open to, then sign a written lease agreement. From then on, a portion of every monthly payment is reserved toward your future down payment and closing expenses, in the amount and on the schedule that agreement defines.

Buy the home you already live in
Your lease agreement defines a window in which you can purchase the home and how the price is set. Whether the reserved funds can be applied to your down payment or closing costs depends on your loan program and your independent lender's requirements — and whether you qualify for that loan is determined by the lender.†

Is this rent-to-own?
Yes, in plain terms. L2K is a lease on a home you move into now, with a defined path toward buying it. The specifics — the monthly payment, how much of it is reserved, how long the lease runs and the window in which you can purchase — are defined in your written lease agreement, not by this page.
How much of my payment is reserved toward the purchase?
That amount is set in your lease agreement and it varies by home and by the terms you sign. Ask for the figure in writing before you sign anything, and take the time to read how it is handled.
Do I need money up front?
There is an amount due at signing. How much depends on the home and on the terms of your lease agreement — we'll tell you the number before you commit to anything. Anyone who tells you there is never anything to pay up front is not describing this program.
Will you run my credit to give me numbers?
No. The first set of numbers is arithmetic based on the income and rent you tell us — it is not a loan decision or a pre-approval. Credit is reviewed later, when you move toward an actual mortgage application, and any loan approval is determined by the lender.
What if my credit isn't where it needs to be today?
The lease period is time you can use to work on it, and that is one of the reasons the program exists. What we won't do is promise an outcome: mortgage qualification is determined by the lender against its own criteria at the time you apply.
What if I don't qualify at the end?
This is the right question to ask before you sign, and the honest answer is that it is not up to us — it is set by the written lease agreement. That agreement defines what happens at the end of the term: whether the term can be extended, how the funds that were reserved are treated, and what your options are if a lender does not approve you.
Read that section closely, ask for it in writing, and have your own attorney or financial advisor review it before signing. Nobody — not us, not a lender — can promise you will qualify.
